Your first home, without the mystery
Buying for the first time is mostly a vocabulary problem: someone finally explaining, in plain English, what happens and when. That someone is us.
- Down payments start around 3% conventional and 3.5% FHA, far less than the 20% most first-time buyers assume they need
- First-time buyer friendly programs with flexible credit guidelines
- A pre-approval letter that makes sellers take your offer seriously
- Every step explained before it happens: no jargon, no surprises
The first conversation is a 15-minute call about your goals, income and timeline, with no documents needed. From there you get a clear number for your budget, a letter to shop with, and one person who answers the phone from offer to keys.

Answered in plain English
How much do I really need for a down payment?
Many buyers qualify with far less than the 20% they expect. Conventional programs start around 3% down and FHA at 3.5%. VA loans can go to zero down for eligible veterans. The right answer depends on your price range, credit and monthly budget, which is exactly what the first call figures out.
How fast can I get pre-approved?
Once we have a complete file, we typically issue a pre-approval letter within 24 hours. The first conversation takes about 15 minutes and needs no documents at all.
What is the difference between pre-qualification and pre-approval?
A pre-qualification is an estimate based on what you tell us. A pre-approval means we have actually reviewed your income, assets and credit, so sellers and listing agents take your offer seriously. We issue real pre-approvals.
Will shopping for a mortgage hurt my credit score?
Credit bureaus treat multiple mortgage inquiries within a short shopping window as a single event for scoring purposes. We also walk you through opt-out prescreening enrollment before any pull, so your inquiry does not trigger a wave of telemarketing calls.
Can I buy a home in my living trust?
Yes. Many of our clients take title in a living trust for estate planning reasons. We structure the loan and coordinate with escrow so vesting is right the first time.
What happens after my offer is accepted?
We lock your rate at the right moment, order the appraisal, and manage every document and deadline through underwriting. You and your realtor get a proactive status update every week until you have the keys.
I am self-employed. Can I still buy a home?
Yes. If your tax returns support the loan, we use conventional or FHA programs. If they do not tell the whole story, our bank statement programs qualify you on real cash flow instead. Either way, self-employed files are our specialty, not an exception.
