Questions

Answered in plain English

What is an ITIN and can I really get a mortgage with one?

An ITIN (Individual Taxpayer Identification Number) is issued by the IRS to people who pay US taxes but are not eligible for a Social Security number. Yes: specific lenders offer mortgage programs that use your ITIN in place of a Social Security number, typically with your tax returns or bank statements documenting income.

I am not a US citizen or resident. Can I buy property in the US?

Yes. There is no citizenship requirement for owning US real estate, and foreign national loan programs are built exactly for this: they rely on your passport, visa or foreign documentation and the strength of the transaction rather than a US credit file.

Do I need US credit history?

Not necessarily. ITIN programs can work with alternative credit references, and several foreign national programs require no US credit history at all. If you have foreign credit reports or banking references, they can help your file.

How much down payment will I need?

More than a standard conventional loan: these programs price for the extra documentation flexibility, and larger down payments are typical. The exact number depends on the program, the property and your profile, which is what the first call establishes. We never quote a figure before seeing the scenario.

How do I document income from another country?

Programs vary: some accept foreign tax returns or an accountant letter, some use bank statements, and DSCR programs for investment property skip personal income entirely and qualify on the rent. We match the documentation path to what you can actually provide.

Can I buy through an LLC, and can family live in the home?

Investor programs commonly allow closing in an LLC or corporation. Whether family can occupy the property depends on the program and occupancy type; tell us the real plan up front and we will pick a program where it fits, honestly.

Does applying affect my immigration status?

A mortgage application is a lending transaction, not an immigration filing, and lenders are not immigration authorities. That said, we are loan professionals, not attorneys; for immigration questions, consult an immigration lawyer. We will coordinate timing with whatever they advise.

Told no because of a missing Social Security number?

Bring us the scenario. If a program exists for it, we know where it lives; and if the honest answer is not yet, we will tell you what changes that.
